One Ayala, the mixed-use complex that opened in stages beginning 2022 at the intersection of EDSA and Ayala Avenue, functions structurally as the country's most-integrated transit-and-retail gateway — the direct arrival hub for the MRT-3 Ayala Station, the northbound bus terminal for the Makati CBD, and the entry point for the entire Ayala Triangle Gardens affluent-retail circuit that runs through Greenbelt, Glorietta, and (from December 2026 onward) the returning Mandarin Oriental Makati. What defines One Ayala is not luxury maison depth — that lives at Greenbelt. It is the calibrated convergence of premium retail, dining, and transit that lets affluent Manila regulars enter or leave the Ayala Center Makati programme without touching the street. The Ayala Triangle Premise Ayala Center Makati has, since the 1980s, carried the country's longest multi-decade premium retail history. The result: an affluent Manila regular can arrive by MRT-3, walk directly from the platform into the One Ayala retail zone, transit into Greenbelt for luxury shopping, and never step onto EDSA. The Tenant Programme Within the retail floors, the tenant mix delivers Ayala's standard premium-international register — calibrated more for gateway-shopper convenience than for luxury-maison depth: International fashion — Zara, Uniqlo, H&M, Cotton On, Marks & Spencer. Sports and lifestyle — Adidas, Nike, Under Armour, Muji. Beauty and skincare — the standard Ayala Malls premium beauty programme. Dining — a strong food-hall-plus-restaurants mix at the ground and mezzanine, calibrated for commuter volume and affluent linger-time. Grocery — a premium supermarket at the lower level, serving the surrounding Makati residential and office demographic. For maison flagships (Louis Vuitton, Hermès, Chanel, Rolex, Patek Philippe), affluent regulars walk five minutes to Greenbelt 3 and 4. For boutique luxury, they cross to Power Plant Mall at Rockwell. One Ayala carries the everyday-premium retail band that the district needed to complete its coverage. By car, the complex sits at the intersection of EDSA and Ayala Avenue — the same intersection that has anchored Makati navigation for decades. Parking is integrated across multiple basement levels. By P2P Bus, One Ayala is the Makati terminus for routes serving BGC, Alabang, Cavite, and select provincial destinations. On foot, affluent hotel guests staying at The Peninsula Manila, Raffles Makati, Fairmont Makati, or Dusit Thani Manila reach One Ayala via the covered Ayala Triangle Gardens walkway within 5-8 minutes. When to Visit Weekday mornings deliver commuter-scale foot traffic; the terminal levels are busy from 7am through 9am. Late morning and early afternoon deliver the quietest premium-retail window. Weekend afternoons deliver the highest affluent visitor volume, particularly the Saturday Ayala Triangle Gardens events crowd. Christmas season — from late November through early January — turns the Ayala Center Makati circuit into a single continuous holiday programme; One Ayala hosts the transit gateway for that entire flow.
