Im inviting partners to build beach cottages in a very secluded beach.  Deal is very simple.  You build the beach house, there is a choice of models ranging from P100,000 to P200,000. Money is not considered an investment to my company but used to build your own cottage in my land.  If you build the cottage whatever lease (long term and short term) that will be earned by your cottage is yours save for a very small maintenance fee.  Security for probable partners is (1) a separate title and tax declaration for the beachhouse (as beach house is a separate real estate); (2) money to be given for construction shall be deposited in escrow in a commercial bank of your choice which has escrow deposit service conditioned that money will be used to build your cottage; (3) an independent accountant firm to monitor the income and expenses on your cottage.  benefits? how do i start - first you will have your own cottage in a very beautiful secluded beach which you can visit anytime; (2) resort is by invitation only (you are ensured of quality guests); (3) most of the guests are foreigners-germans, koreans, japanese, etc.; (4) beach is one best kept secret of the province.  For details, i can email to you the Project Brief.

pretty much the same deal i was offered almost 20 years ago in one of the better resorts in boracay. at that time, the cost was P25,000. I turned it down; looking back, I probably should have said yes.

here are other information:

 

(1) The property is located in Guimaras Island. Very peaceful and secluded area but easily reachable by tourists (foreign and local). it is 11 hectare property near the beach properties owned by an old rich Ilonggo family (owners of a very popular TV Network). Thats the reason our company is keeping it very exclusive - only to recommended guests no walk in policy. There is no beach club in the vicinity. We want to maintain the ambiance of the place.

 

(2) Guimaras Island is between Iloilo Province and Negros. It is reachable by ferry from Iloilo city. There are around 8 flights to Iloilo daily. total travel time from manila domestic airport to the area is only 2 hour and half (includes flight time from manila, ferry ride and coaster ride to the resort). Guimaras is tourist friendly lowest crime rate in the region and no insurgency problem.

 

(3) Yes, it is boracay 20 years ago. Our group is one of the first developers in boracay but we are moving borne by too much commercialism there. We are now developing secluded beaches for foreign and local tourists who want privacy.

 

(4) The 11 hectare property faces an inland beach lagoon like the one in Leonardo di caprio's movie set in Thailand for the Beach. The beach is ideal for snorkling as there is a lot of beautiful corrals and fishes. The lagoon is about a kilometer long and around 300 meters wide. it has islets in the middle. Sand is white and water is swimming pool blue. For true blue scuba diving enthusiast, the resort is around 30 minutes by boat to the best kept secret and untouched scuba site - the Taklong Island Biological Island Station. The marine life in the area is considered one of the richest in the region- that the College of Fisheries of the University of the Philippines has a field office there and so does the SEAFDEC.

 

(5) Our group plans to make it an exclusive resort for alternative tourists. We will be choosing our guests and not dictated solely by profit considerations. We plan to build a yoga center in the resort and spa detoxification center. The land area of the property is nestled in

budding and lush mango plantation. Guimaras mango is considered one of the best in the world. It has basic utilities (with electric power and water sources).

 

(6) The property is covered with tax declaration (typical for provincial properties) but judicial registration of the property is being done. Our group has been developing the area for the last 15 years and has bought it from a rural bank who used to own it for 30 years. We are complete in all legal documentation. Our group is represented by a top law firm in Iloilo City who takes charge of titling and other legal documention for the project. (For further concerns on this regard, you can email me).

 

(7) Again, our favored relation with partners is co-existence. Partners help us build the resort and they are given ownership of the structures they build or assets they contribute. It is that easy and simple. they and their family can use it anytime of the year. If they are not using it, the resort will rent it out to guests. The income of their structures (beach house) or assets (gym equipments, water sports equipments) will be given to them save for a maintenance fee for the resort. Even partners are screened before formally offered to sign a memorandum of agreement (MOA)with the resort developer.

 

(8) I posted a picture of it in the picture section under topic - Secluded beaches of the Philippines. I know its not enough pictures but dont worry we will be putting up a website for the project with more info and pictures.

 

(9) Lastly, We are giving good rates for first partners. Fund contribution for cottages ranges from P 100,000 to P 250,000. Other assests (e.g. watersport equipments) will be valuated by a certified public accountant. All investments are placed in trust fund managed by a banking institution conditioned on faithful performance by resort developer of its obligations under the MOA.
