  1. Another important thing... As a borrower, don't be afraid to be audited and questioned. That's part of the deal, nothing personal. Your creditor has a right to know what's happening because it's his money. Just answer questions truthfully, no hard feelings.

Kung ayaw mo pakialaman ka, then huwag ka humingi ng tulong. If you want help, then by definition you also give up some of your independence.

  2. It's okay to borrow, if you can pay and you follow the agreement. Cultivate a reputation of honor. If you are having trouble, don't run away from your creditor, that's the worst thing to do. If masira pangalan mo, word will spread and you can never borrow again from anyone. Talk to your creditor, try to work out a new agreement. If your creditor sees you are honorable and sincere, most likely he will agree to a new arrangement (also because it's better than nothing).

  3. There's no penalty per se. The problem is the value of your property may have already increased from the time you purchased it. And so if you transfer it now, you will be paying tax based on a higher valuation.

By the way, my previous reply only applies if you haven't yet notarized the deed of sale. If deed of sale is already notarized then you need to pay taxes on it within 60 days. Penalty is surcharge 25% and interest 2% per month.

  4. Avoid or minimize sugar intake. Rice is fine, unless you already have diabetes, then you have to minimize that too.

And of course, you need regular exercise to burn the carbs. But best parin is minimize sugar intake because exercise can't burn it all if you eat too much sweets.
