Hello everyone!! just had a long break, & had setbacks on the side. Anyway, in case everyone hasnt heard of it yet

DPWH has issued a circular making it mandatory that all building permits must have a supplement on construction safety.

Which in effect would mean besides your specifications writer, you need to have a safety practitioner ( the licensed type ) to make you a safety program, as attachment to your application for bldg. permit.

Hi,

 

my dad bought a house and lot for me and my sister. Hence, the land title will be split between the two of us. We're planning to renovate the old house and construct a 6-units apartment. Is it better to apply for a housing renovation loan or a house construction loan? I also want to confirm since the land title will be divided, me and my sister can apply for a seperate loan even though it will be used for the same construction?

re - question - better ask bank personnels para mas malaki ang makuha nyo.....as far as I know mas malaki ang loan ng new construction kesa renovation......pero depende pa din sa construction cost na ipakita sa assesor...=)

Same question lang po. gaano po ba katagal ung sa Pagibig. Kasi ilang beses na akong nagpply sa mga bank and always narereject dahil daw walang pathway na 3meters. Ganito rin po ba ang appraisail process ng Pagibig.Nakakadalawang bank na ako ang di ko maintindihan kasi mataas ung lot value na naapraise nila pero ang nangyayari narereject dahil daw sa pathway.

Should I stay here in my construction management company or to accept higer offer from developer company. Soon I want to be put up a business/contractor company. I am really confuse which company.

If i can offer my two cents. If money isn't a primary consideration, then I would go with the company that I could develop my profession the most. May it be through technical or management skills. That way, I'd be investing time on myself to be better prepared to run my own company in the future

sir ok na ba 500k budget sa 2 storey house itaas niya terrace im planning on " pakyaw" mode on labor basta my tight budget is 500k only hehehe..

Sir advice ko lang...para mas makatipid ka at may strict idea ka ng mas close amount ng cost mo for construction ng bahay mo are the ff.:

1. Make a complete design plan of your house (for estimate purpose at mas madaling mailalayout ng mga workers mo)

2. As much as possible nandun ka mismo habang gumagawa,hands on ka dapat sir at ikaw mismo ang mamimili ng mga gamit para may idea ka ng price..if d ka available make sure meron kang mapagkakatiwalaang tao na magbabantay ng bahay mo during const.

3. Provide cost estimate..napakahalaga nito especially tight budget ka para ma monitor mo yung price ng mga items na bibilhin mo if mahal ba or mura (nakatipid ba or hinde). For example, sa estimate na nakuha mo or ginawa mo is ang cement = 250php/bag..then nung actual bibili ka may ibat ibang brand ng cement like eagle,rizal,holcim etc.. makikita mo yung price nila per bag at malalaman mo at monitor kung nakatipid kaba or pasok sa budget mo..

thank you sir.. sa tao kilala namin ung gagawa since sila ung pumapakyaw sa lugar namin. and me trusted person naman while im working. hmm ty mga sirs.. i update ko kayo dito. from 3 weeks from now mag -iistart na sila kasi.

good day sir, as a general rule of thumb, if you know the floor area of the house that you are to construct, just multiplpy it by 15k. As an example, a house with a floor area of 100sqm. would cost approximately 1.5m. Hope this helps sir.

30 sqm siya sir. balaka ko 2 floors tas sa itaas slab (sampayan area tambayan area videoke area)

 

may tumingin sir.. ang quote samin 800k 2mos +++ finished na daw.

 

 

500 per day 5 sila.

 

what's your opinion sir? is it good? or mejo overpriced?

3 ways to compute ang PAG-IBIG

1. Capacity to pay, 40% of your net disposal

2. Magkano ba kailangan mo?

3. Magkano ba pang collateral mo?
kung ano ung pinakamababa dito sa 3, un lang ang ibibigay ng pag-ibig

Matagal mag-loan sa Pag-ibig, need mo kumpletuhin ang mga documents mo, such as approved bldg permit and plans, authenticated title, SPA kung di ikaw ung owner, IDs, etc, etc.
4 releases ng loans kung start from construction ka, 1st release kung magawa mo ung 30% ng house meaning mag-aabono ka muna. inspection muna nila then evaluate then release, ganun din pag ma-hit mo ung 60% and 90% of the project. Ung last remaining 10% of your loan- i-release nila pag mabigay mo na ung Certificate of Occupancy.
