  1. Thanks. Pa-gift ko kasi sa sarili ko yan nung nag-50 ako. Invest lang ng invest sa US, kahit sa index. Wag na mamili at magmonnitor ng individual stocks. That way, concentrated sa work para continuous inflow ng pera. Di naman kelangan maging senior management. Ako nga hanggang junior management lang. Pero tama sabi nila na "it's not timing the market but time in the market". Nahirapan ako sa concept ng investing nung nagsisimula ako when I was 30. Di ko ma-feel effect. But put 20 years of time in it and nafe-feel ko na. For example, this week the SP500 went up 0.75%. Dati when I was 30y, sa liit ng balance ko, walang effect yan. But now I'm 52y, 0.75% of P20M is P150K. Many times I thought, why not put up a business with my capital? Pero at my age, mas preferred ko na slowness in life and a bit of enjoyment. One of my neighbors has a beach volleyball set-up kaya nakikilaro ako every now and then.

  3. Business. Pero kelangan mo ng capital unless your parents will give you money now for start-up. So that means investing first and growing it. Ako passive business pinasok ko. Investing lang, so personal fund management business. This type of business allows me continue working and contonue investing in securities. I'm not liquid now kasi during the pandemic inubos ko lahat ng savings ko to fulfill my lifelong dream of living beachfront. I'm slowly building up my liquidity. I have about only P20M on my account now, which I don't think qualifies as rich. But my beachfront condo is worth aslo P20M though I feel like a Billionaire. So, not rich but feeling rich. And sometimes, feeling rich is better than being rich because it makes one happy in life. Not even Bill Gates or Warren Buffett live liike me on a beachfront with free access to the sunset on the Pacific Ocean. Most welathy folks live in their mansions on .... hills. Well that's not grand at all. It's all about the feels guys.
  4. It's not really swimming. I think you just wanted to be able to enjoy the beach and pools pag me outing right? What you really have in your mind is learn to tread. Kung me nagsabi lang sa akin nito nun pa, natuto sana ako agad mag-tread and then na enjoy ko outings. Just being there in the water treading with friends. The great thing is madami na youtube on how to tread. What you needs is buy a swim belt. It helps you float (AKA bouyant). I think there are 8 floatation cubes attached sa swim belt. Then practisin mo yung treading excercises 1 hour per day for 3 day in a week. Then next week, reduce the 8 cubes to 7. Then the next week 6, then 5 and so forth and so on hanggang you can tread without the swim belt. Then saka mo pag-aralan swimming. You can wear back the swim belt say start with 4 cubes. Yan ang advantage ng swim bel,t Since attached sya sa hips and not the arms, it helps your entire body float while swimming kasi nasa gitna sya ng katawan. Just pick a swim style that suits you kasi maraming choices. But the basic goal in swimming is to get you from point A to B.
  5. German is nice to learn kasi gateway yan sa Netherlands and Scandinavian countries. German and Dutch are close relatives sa language. Tapos madali na matuto ng Swedish. But for me, I will be living in Germany for some time kasi dun nag-wowork si Bebs ko. Subukan ko sa 2028 makalipat. Ako naman natututo sa panunuod ng JAV na me English subtitle haha. Enjoy na, natututo pa. Go for it guys! Mandarin ba? Gusto ko Mandarin. Daming Chinese everywhere kaya it makes sense to learn kahit basic level lang. It takes at least 300 hours of studying 1 language to become Intermediate. So ang study guide ko is 3 hours per week for 2 years ( 3 hours * 50 weeks * 2 years = 300 hours). Tapos ang exam ko is 300 phrases/sentences that I have to translate correctly with a passing mark of at least 225 or 75%. Sinimulan ko ito nung 2021 pandemic so mga 5 years na by end of this year kaya nakaraos nako sa Spanish and completing Russian this year. Tapos Nihonggo next year kaya puspusan na ko sa panunuod ng JAV as preparation. Yang Russian language pinag-aralan ko pagakatpos kong pumasa sa Spanish Intermediate. I asked what next do I want to learn and nung time na yung puro nasa balita eh Russian-Ukraine war. Both use Russian language so kaya yun pinag-aralan ko. It is a good language kung gus2 nyo matuto later ng other Slavic languages kasi magandang foundation yang Russian. Bumagsak ako early this year sa exam ko sa Russian kasi kahit tama yung iniisip ko, mali yung tina-type ko sa written portion kaya nirereview ko lahat ng mga mali ko para by November re-take ako. I'm not really that concerned kasi goal ko is conversational so di ko kelangan masterin pagsulat. It's just that 25% of exams are written. If conversational or multiple choices lahat, pasado ako. .
  6. I'm interested also in learning the deutsche sprache. But it will be maybe 2028 pa. I am still learning Russian (2025), then Nihongo (2026), then Mandarin (2027), then German (2028). Tapos Thai (2029).
  7. Marunong na ako mag-Spanish.. Intermediate level, meaning I can form sentences which allows me to converse. Studies say 400 hours gets you there. Done. This year, I'm learning Russian. I'm on target to be at intermediate level by end of year. I have had 300 hours of studying already. 100 hours to go, or 2 hours T-Th-S-Sn. Sa 2026, gusto ko pag-aralan Nihongo.
  8. My other addiction is living with the poor. Masaya ako pag sila kasama ko. Sa end-2028 pa matatapos 4 year contract ko abroad that started this year. I miss eating street foods, pagpag, sleep on iskinita beside the kanal at mga asong me garapata, binggohan sa gitna ng kalye, at videoke't gitarahan with the tambays sa kanto. Yung maglalakad ka sa labas ng walang pang-itaas. Waking up to aways ng kapit-kwarto/neighbors. Saksakan here and there with whatever madampot pag nakainom. Pag walang madampot, basagin ang bote at yung ang gamiting panaksak. Matulog sa sobrang init na maliit na tagpi-tagping kwarto dahil sa mga yero tapos walang bentilador. Yan kasi kinalakihan ko kaya sarap ako sa ganyan. Mas lalo kong namiss ngayong napalayo ako. I already bought my ticket for visit this year.

  15. Some developers prefer just selling units instead of units and lot. Think about it. if you're the landowner, why not keep your land, build a structure on it and sell units (notice I'm not saying house or condo, but units, which can either be a house or condo). I worked with property construction and management firms in various countries. Main reason for developers to keep the land is not to dismante it but to incrrease the lease Iwhich in turn, increases the HOA. This is why certain properties are cheap to buy but has high HOA. So always check for lot owneship. Now, I'm not saying don't do leasehold. Some of the best properties out there are on leasehold lot. Who are the target market of these? Foreigners. This is because foreigners can't own land. So if a foreigner really prefers having a house instead of a condo, then a house with leased lot is the answer. We built some of these in Pampanga before next to the golf course. I wonder how many of you guys who prefers house and lot over a condo actually do not own the lot simply because you assumed house and lot means you own the lot? You might be surprised after 25 years that the landlord is claiming back his lot already and you need to leave because the lease contract is up. The other thing that muddies this are the agents. Their goal is to sell and would keep quiet on who owns the land. The worst ones even lie and say you own it even if not. Heck, as long as they get their commission and no recorded evidence of them lying, the scums will do it. Be warned guys.
  16. How many times do I have to say this before some of you guys can understand it. Lot ownership is not tied to condo vs house. It's tied to lot ownership. This means a house can be constructed on a lot that you don't own. It's called leasehold. Read that slowly guys. Vice versa. A condo can be constructed on a lot that you can own. It's called freehold. Read that slowly guys. It works both ways. Not that you learned it, next time, do not assume a condo lot is not owned by the homeowners. It may but also may be not. Similarly, do not assume a house lot is owned by the homeowner. It may but also may be not. Lot ownership it not tie to the structure constructed upon it but only to the ownership of it.

Mga Europeans pa, eh balewala sa kanila yun. Me thrill nga eh. Nagsu-sunbathing sila sa balcony ng hubo. Sneak peak of me and a neighbor condo kanina. O di ba ang ganda ng view nila sa amin, ganun din ako sa kanila. 🤣 Pwede mag-apir sa ere pag nagkasabay.
