  1. Nagstart ako room for rent lang around Makati. Yung isang sakay lang ng jeep. Ginawa ko yan for 12.5 years, habang nag-iipon ng 10%. This was 1994-2006. Nag start ng P2.5K per month in 1994 then naging P4K in 2006. Pero by that time, nakaipon na ko ng 33% pang down payment sa studio condo na malapit sa work. Natapos ko yung condo payment ng around 12 years pa (2006 to 2018). So Ok lang mag-start P40K kasi after 12 years baka nasa P80K na yan. Maghanap ka lang ng room for rent na P5K per month, tapos mag-save ka ng P120K-150K per year. For 12 years. mga nasa P2M na yan. You can then buy a studio unit say P6M. with DP of P2M and loam mo is P4M. Then in another 12 years bayad mo na yang P4M.
  2. May suswertehing thera na ma-iinlove sa akin one of these days. Sa kin kasi, I respect their job. I'm mature about it. Tapos, walang problema with my family. I am not that close naman sa kanila as they have their own lives na. Bunso ako so wala ng inaalagaan. We can buy our own condo proportionately with the deed in both our names para fair. Hindi yung sa lalaki lang nakapangalan. I'm okay for her to continue working as thera to pay for her part, or if she wants to leave and do something else, pwede din. What she wants I can accommodate. Napapansin ko kasi pag niloko ng guy si girl, after 5 years of sexing her up for free, palalayasin kasi sa kanya yung place. Right now, just still enjoying my freedom. But I'm also thinking of being emotionally attached after 3 years. Target ko yan dati pa...enjoy muna with different flavors then settle down. Time-ingan din kasi kelangan with clients like me. At least with me, I pay and don't fool theras like many do just to get free. Pag sobrang traffic niIlalakad ko na lang pauwi. Mga 2 miles of walk pero excersice na rin. Yan siguro dahilan kaya namaintain ko katawan. Then, nung nakaipon na pangdownpayment, bumili ako ng condo walking distance sa work. Under 5 minutes of walk lang. Dun na nagsimulang maging masarap ang buhay. Studio lang sya na kinonvert ko sa 1BR. Yung pamasahe ko dati napunta sa pambayad ng mortgage. Best of all, angsarap tumira d2. 1 mile 20-minute stroll to Greenbelt kada Linggo. Simba muna sa Greenbelt chapel, then punta sa Sunday Food Market, then gala na sa Greenbelt. The Legazpi Village is like a ghost town sa weekends at gabi. Sarap din mag-aimless walk just around the village.
  4. Very nice income! Congrats! Walang masama sa plans mo, basta masaya ka, yan ang key. Kasi pag di na masaya at stressed ka, babalik din yung pera sa gastos sa ospital at duktor. Wag ka lang pasilaw sa salapi. 200-300K a month is already too much. If I were you, I'd relax and get some spa. Marami kasi nagiging slave to money, lalo na sa FIRE. They die with all the money in the bank. Kelangan balanse buhay. Only 1 life to live and that life is short.
  5. Use 13th month pay as retirement fund. Instead na ilakwatsa. Para sa akin, yan ang counterpart ng 401K sa US kasi dun forced sila mag save minimum of 4% tapos me counterpart na same din so a total of 8% a year, pero wala silang 13th month pay. Sa atin, wala tayong forced payched deductions for 401K pero meron tayong 13th month pay which is 1/12 or about 8%. Kaso hindi tayo ineducate about retirement. So tingin sa 13th month pay is pang gastos sa celebration sa Pasko. We are so backward pa on this very important thing called saving for retirement. Dapat siguro palitan na yang 13th month pay at gaying 401K.

  7. Magandang source of income. Person stays fit also. Kaya kalungkot yung iba na di dinidisiplina sarili sa pagmaintain ng slimness kung yun ang work.
  8. I like that. Condo & Lot. Many people do not know some condos own their lot and a condo owner owns a share of the lot. So it's like House & Lot din.

  10. Pwede naman. Go for it. I worked for 12 years as OFW. Nakabili ako ng condo sa Makati. Sakto lang, natapos bayaran and also nakapag-ipon ng P4M para sa retirement. Tapos nun, balik na sa Pinas, working here and enjoying fruits of labor with some spa, MP, and beerhaus sprinkled in-between. My goal is to save extra para maging P6M retirement fund ko then it's up to me kung gusto ko na huminto full time sa work or continue but doing part-time work instead.

  13. Kelangan P33K a month na COLA budget tapos extra P12K para sa entertainment for a net total of P45K a month. Pang middle-class na yang lifestyle na yan.

  15. Mahal naman properties sa ibang bansa. Good lang for ipon, so hard mode sa ibang bansa. Pag nakaipon na balik na at easy mode na sa Pinas. Sariling bahay lang naman talaga kelangan. Pag nagkaruon na non at bayad na, kaya na manatili sa Pinas. May pagka-overstrict kasi labas sa Pinas. Example, nung plano ko magpagawa bahay sa labas...dami restrictions at building codes na kelangan i-meet. Ini-inspect kasi talaga ng inspector tapos ipapagiba lang at tayo ulit. Ganun din sa mga karamihan ng gamot -- need ng doctor visit muna bago prescription so gastos at hassle. Nakapagtrabaho ako sa US at France ng total of 5 years at nakaipon ng P2M naipambili ko ng 1BR condo sa Makati about 20 years ago. Tapos the past 20 years, dahil di na ko nagrerenta, nakaipon naman ako P3.5M pampatayo ng sariling bahay sa probinsya.

  19. I'm sold on Makati. I love Greenbelt, just walking around it is a great workout that is pleasurable and feels more of a pastime than a workout. I recently completed my payments to a condo that is situated between it and Makati Med. Perfect location. I love walking aimlessly during weekends as it is like a ghost town. No cars, no people rushing, no traffic. Just me, folks here and there, and the vacant buildings towering above me. I also benefit a lot from the great maintenance of the area. It's always being maintained -- the roads, sidewalks, lights, parks, gardens, seasonal decorations, event props, etc. But is also allows jeeps and sidewalk vendors and there is no walling out of the regular folks, not like the one in Taguig. There is respect. That is why I chose Makati.

  21. I just turned 40. Guys or girls of same age or even older please give ideas what to expect and things to do in the 40 something age. What's the good and bad side? Are there any pitfalls to avoid? Any exciting things in store? How did you guys hold up? Please share experiences for benefit of those entering or who are at this milestone age. For those who made it . . . kudos! And thanks in advance.
