hey. nice answer im an ofw , and im wondering what is ur opinion regarding known real estate company> u see na eenganyo ako bumili ng house and lot na promote nila like this company na 2 million pesos for a house and lot for about 90 sq meter? is it worth buying? it seems di naman ako magaling sa mga ganito? maayus ba ang paggawa nyan? sorry pero im just starting a family and i hope u help me and advice me kung anu ba ang proper way? thank you.. :goatee:

< LOOK IF THE HOUSE DO LOOK LIKE 2M, AND THE AREA OF COURSE, AS THEY SAY..ITS ALWAYS LOCATION..LOCATION..LOCATION...THE LOT SIZE AND ACTUAL LIVING AREA OR HOUSE AREA IS DIFFERNT...YOU SHOULD KNOW THIS YOU MIGHT END UP HAVING A HOUSE THAT MIGHT END UP TOO SMALL FOR YOU..OR IT MIGHT BE THOSE "ROW HOUSES" AND YOU MAY NOT WANT THE TYPE OF NEIGHBORS..SO I SUGGEST YOU RESEARCH OR BETTER YET WRITE HERE IN THE FORUM.

hello again ang thank u for replying, yah, marami ako na receive na information about the house from reputed companies. oo nga pala ofw here in dubai as a private nurse, nag-iipon lang sa isang magandang bukas.. anyway here is the list of some companies who offered.kaya lang pansin ko yung iba mga realtor,na alam natin kaya mahal ang bahay dahil din sa kanilang commission..so medyo gagawa na lang ako ng continuation at dami kasi mga comapny ako na sulatan.

lastly three other companies ang sumulat sa akin, yung AYALA LAND, FILINVEST AT CAMELLA HOMES, actually ok din yung site at ang house specially sa ayala although mga italian inspired design ang mahal nga lang, kaya lang bakit DAANG HARI sa boundary ng bulacan at las pinas? tama ba? yun, kasi mga brochure na hawak ko kaya di ko na masulat dito,

I have a house and lot in Gen. Trias, Cavite. Total lot area is 62 sq. m. Gusto ko sanang ipagawa yung bahay ko, I do have my floor plan already for the 1st ang 2nd floor of my planned house (btw the existing house is just a bungalow-type). Gusto ko sana ipakontrata yung buong construction. Or ipapagawa ko yung detailed plan or blue print (based dun sa floor plan na gusto ko) then saka ko ipapasunod sa contractor. Can you please give me some advice on what to do? Or can u recommend someone na pwede ko makontrata para sa construction ng bahay ko.

I just want to ask like for how much would it cost to build a house that is 10m X 4M, consisting of 3 floors, floor to ceiling height is 3m, the roof will be made of concrete as well as it will serve as a terrace.

 

Ground floor will be a 2 bedroom, 2 toilet and 1 shower ( will be used for bed spacing)

2nd floor will be the living room and dining room and 1 Toilet and Bath (for family use)

3rd floor will be the bedrooms, 1 master's bedroom and then 2 bedroom (for family use)

Roof Deck with a 1m concrete fence around, may have to install a beam of 2.3m high (other purpose in the future, possible lagyan ng duyan or anything)

 

Location will be in las pinas, almanza 1 just before the entrance of pilar village. There was a house construction going on near my place, but the foreman says that he will give the estimate if the house is about to be constructed, he does not want to give estimation of the cost for the house because if he won't be the one to build it its going to be a waste of time for him (what a reason).

 

I am planning to get a loan from Pag-Ibig for this house that I plan to build, I hope that I can get an answer and a rough estimation just to have an idea of how much I will ask for my loan. And please do include the expenses for getting a building permit, hiring an electrician and others.

I WOULD JUST LIKE TO COMMENT ON THE RECENT BROUHAHA FOR THE CE BOARD EXAMS

 

 

UNLIKE THE OTHERS WHO AGREE THAT THERE SHOULD BE A RETAKE, MY TAKE ON THE ISSUE IS THAT I BELIEVE THEY SHOULD

HAVE JUST AGREED ON THE THE TERMS AS GIVEN BY THE REGULATION COMMISION...THE MORE NOISE THEY MAKE.. THE MORE ISSUES

AND PROBLEMS THAT THEY WILL CREATE.

 

AND I HOPE I HAVE MY SOURCES RIGHT..BUT IS SEEMS THAT 400+ EXAMINEES GOT TESTS 2 & 3 FLUIDS/ HYDRAULICS & FOUNDATION & STRUCTURAL ENGR. RESPECTIVELY ) GOT A PERFECT SCORE...WHICH IS WELL..I REALLY FIND STATISTICALLY IMPROBABLE TO SAY THE LEAST.

2. The developer told me its still on process? -- This has been for a year now....how long does it take to get that TITLE?

3. Before or After having such TITLE, do I need to pay some sort of annual Tax for that unit?

Hi BeNatural,

 

I am a licensed Real Estate Broker.

 

Would like to share info and answer your questions:

 

1.) Yes

2.) 4 months to one year. Maybe they have some sort of problem that is manageable and need not to worry coz this does takes time for the approval and paperworks to move. Most likely with some government agency regarding the development is at slow pace granting them approval unless the developer is willing to put some money under the table to fast-track their request with that particular government agency. Follow up mo lang sa developer yung CCT mo.

3.) You will get a CCT or Condominium Certificate of Title once you complete your full payments. If still on monthly amortization or term payment, they will just give you a deed of sale and later give you the CCT once you fully complete your payment.

 

You will pay taxes like Transfer tax, Registration fees, Documentary Stamps. Others payments include: association dues, joining fee, credit life insurance, eletric and water connection, unit plan, mortgage registration etc etc. Try asking for a computation of the unit especially the term payments with the developer. Sometimes developers have already divided the Other Charges to make it easier for buyers to pay by incorporating them to their monthly amortization than one time payment. Ex. Your monthly amortization is PhP 12,500 plus 1,300 for the other charges so you will pay the developer about 13,800 per month.

 

4.) Comply with the rules and regulation of the condo unit association once this is active, see the deed of restrictions given by the developer plus pay your monthly dues. If you have legal questions, ask a lawyer.

 

Note: once the unit is available and for turnover - you should inspect it and bring along a licensed structural or civil engineer with you on close inspection for cracks, sloppy work etc and never sign the turnover compliance at once. Read it and inspect everything from top to bottom of your unit.
