Ayos pa din ang house and lot since you got all the space. Kaso kapag nasa metro manila ka, wala ka na halos choice kundi mag-condo.

House & Lot: Mas maluwag, mas private, at may sariling lupa — ibig sabihin, totoong sayo. Pwede ka magpa-expand, may garden, may parking, pwede pa mag-alaga ng aso. Downside? Usually malayo sa city at mas mataas maintenance. Pero kung long-term ka mag-isip, mas tumataas value kasi lupa hindi nadadagdagan.

Depends on a lot of factors like lifestyle, financial capacity, proximity etc.  I personally like the space I enjoy with my house.    About a few years back, I rented a high rise condo unit near my workplace.  Since I was so near my place of work, I took my,time preparing.  Wow it took 35 to 40 minutes to go down the lobby using the lift.  After a year when the rent contract expired, balik bahay na ako.  The congestion at the elevator was so stressful.

For now, condo. Jusko affordable na house and lot ngayon either cavite, laguna, or bulacan

Or you need a condo with more lifts per units.

Having lived a long time in both, the conveniences, amenities, and lifestyle of a [good] condo far outweighs house ownership and maintenance for me.
