  1. My sister who lives abroad is selling her property in Bulacan. The TCT title is registered under her name "married to" husband who is not a Philippines citizen. She is too busy to travel to the Philippines and handle the sale of the property (empty lot) and just wants to execute a special power of attorney to assign me all the rights to sell the land on her behalf. How would a SPA work in this case since she is married to a non Filipino citizen? Would a normal SPA work since foreigners cannot own land in the Philippines?

  2. Any finance lawyers here? Back in 2009 my company didn't close and settle my corporate credit card account properly, so when I resigned I was surprised to find out that I was still left with a hefty bill (it is a corporate card but it is listed under my name). Naturally I refused to pay because it was for legitimate costs incurred by the company through me (i.e. official travel, etc.). The bank tried to collect for a few years but eventually the calls / letters stopped and it was written off.

     

    Fast forward to 2019, I am trying to transfer (take out) my home loan from one bank to the other - the current bank that holds my home loan is the parent company of the credit card that defaulted and was written off. They are refusing to transfer the home loan to the new bank even after the new bank already approved my loan with them and willing to pay the current bank the full amount of the home loan for take out / transfer to their system. Is the current bank allowed to do that?

  3. In the Philippines the usual places north and south of manila (Clark, Ilocos, Bataan, Tagaytay, Laguna, Batangas), Sa US I've tried driving in Washington DC, east coast, Las Vegas, tapos sa Canada we drove from Toronto going to Niagara falls using the backroads

     

    The best driving experience pa din for me was from Zurich, Switzerland going to Milan in Italy... sobrang ganda nung scenic route na ginamit naming... through the Swiss Alps

  4. i made a detailed study basing on our gas (2.7 VVTI) and diesel (2.5 D4D) fortuner

     

    mixed driving (city and highway) - around 40KM daily driving in city and then about 200km drive out of town weekends

    CONCLUSION:

    short term (1 - 5 year ownership) - pareho lang gastos mo

    longer than 5 years mas nakakatipid na sa gas

    since i prefer comfort in my SUV gas talaga ako ;)

     

    DIESEL

    pros:

    daily savings cheaper by 10php and better mileage

    engine is very reliable

    strong pulling power.. for towing

     

    cons:

    higher outright cost of unit (around 100K php more than gas variant)

    higher insurance cost

    higher maintenance cost (more parts to maintain and more expensive parts)

    noise has been greatly reduced in modern diesel engine but it is STILL there

     

     

    ---------

    GAS

    pros:

    cheaper maintenance long term

    lower outright cost of unit

    lower insurance cost

    quiet and smooth operation

     

     

    cons:

    higher price of gas

    di masyado malakas hatak pero better top speed, better on the highway

  6. Twelve years ago I had a Fender "Raon version". I must've painted over that piece of crap a hundred times. Bought it for P1200 which was all I could afford at that time then as an amp I fiddled around with my dad's broken turntable. I took the needle sensor out, replaced the needle wiring, added a potentiometer to handle the the input volume and voila, a home made ten watt amp. It also gave me a nice, natural overdrive which I can control via the guitars volume control. I stil sits in my old room gathering dust but I'm never gonna get rid of my old stuff and probably, papamana ko sa anak ko hehehe. Now, I have a good job which means I can afford to buy any Instrument of my liking but I still look back to my good old days thinking about what lenghts I went through just to play my music. Haaaay....

    in my elementary / highschool days i assembled my guitar out of rejected parts from my uncles / and brother ... all of whom were gigging musicians in the 70's

     

    ngayon me trabaho na may pangkamot na ng kati :) current rig ko: a maple neck midnight wine fender strat made in mexico but i already changed the pickups (texas specials), titanium bridge, .11 gauge strings and playing it through a fender twin reverb. sweet :)

    its not the performance thats in question sa vios, its the suspension and the very short wheelbase. pag nalubak ang isang rear wheel iikot ka na dyan bro. pero 200kph? :thumbsupsmiley:

     

    i took the shot :D mag isa lang kasi ako nyan. n70 camera lang po. yup i agree the suspension and wheelbase leave something to be desired. couple of stability mods like lowering spring and a strutbar (front and rear) would help alleviate that problem

    Vios is a 1.3 engine...for 200kph... don't think so...

    same with City...

     

    Anyway...hirap nga ung bagong 1.8 Civic to top 190 on a highway...

    (Dubai's Sheik Zayed Road).... just tried it last week

     

    talo pa ng 1.6 na Peugeot 307...

     

    Nissan Maxima at 215 pinaka mabilis naranasan ko...

    but again pinakain lang ko ng alikabok ng Chevrolet Lumina SS...

     

    sir i think he was referring to his corolla when he mentioned 200kph.. mukha ngang mahirap paniwalaan.. pero i tried it using m cousin's vios (i have my own 1.3e pero iniingatan ko kaya ung sa pinsan ko na lang :) ) and 200kph is reachable. stock engine pero naka freeflow muff and lowering spring and strutbar and upgraded the rims to 15" 195/55 potenza rubbers for more stable drive at high speed. vios might have a 1.3 engine pero lighter chassis gives it good power to weight ratio

     

     

  9. yung kabagalan ng DSL sa mga residential lines madami factor.. dami ng extension ng linya, quality ng mg wires, settings ng software. ako ng nagpakabit din last week kasi kakalipat lang namin ng bahay. kung anu anu sinabi ng technical support rep over the phone ako din nakasolve. try nyo guys baka makatulong din sa inyo:

     

    settings ko

    1) off lahat ng firewall

    2) add this line to your system.ini file IRQ(???)=4096 where ??? is the IRQ setting of your ethernet card, this will dedicate 4MB of RAM to your ethernet card. to access system.ini file go to 'RUN' and type sysedit. you need to restart for this to take effect.

    3) tinanggal ko lahat ng extension / splitter sa telepono tapos plug ako nung modem straight sa wall jack

    4) punta kayo globequest.com.ph tapos dun sa utilities may bandwith meter. check nyo kung gano kabilis connection. anything slower than 150kbps medyo may kabagalan nyan. sa akin 214kbps na ngayon e
