    Pwede ba ganito provision sa mortgage contract ..

     

     

    "...... provided however that failure of mortgagor to pay the the principal amount and interest of the mortgaged property within or at the end of the end of agreed term of this contract, it shall subsist and be subject to extra-judicial foreclosure."

     

    IT is also agreed that in case of extra-judicial foreclosure, the unpaid principal amount including unpaid interest shall continue to earn monthly interest of 5% a month compounded monthly.

     

    It is further agreed that all expenses incurred by mortgagee to cause full collection of all unpaid principal amount and interests incurred shall be

    Charged to mortgagor.

    1. Enforceable ba ito ?

Pagkatapos, pag nalaman ninyo na nagfile sila ng kaso, pwedeng-pwede ka pumunta sa korte para ipaalam dun na hindi nawawala ang titulo (Note: bago sila magsampa ng kaso, kailangan nila ipa-annotate ang "Affidavit of Loss" sa titulo, kaya malalaman mo ang maitim nilang balak (hindi rin naman agad na-gragrant ang petition para sa bagong titulo, at dahil 6months lang naman ang loan, after 6months alam na agad kung magbabayad sila o hindi).

    pwede ho ba ipa check sa RD kung yun mismong Owner's Copy eh genuine or fake ?

     

    para pag na certify nila hindi fake yun binibigay na owner's copy, saka lang ibibigay ng

    pinagsasanlaan yun pera sa nagsasanla kapalit nung verified owner's copy, contract, etc.

    Meron gusto magsanla samin ng titulo ng lupa. We checked sa register of deeds authenticity ng certified true copy of TCT. wala naman encumbrance or adverse claim . All taxes are updated. WE then inspected the property and since dun padin nakatira may ari, pinakita nadin samin and we inspected yun owner's copy of title na hawak nya.

    Yun din ang i collateral nya.

     

    6 months lang daw gagamitin pera, and willing sila mag issue

    Ng PDCs for monthly interest paymens and PDC din for the whole amount of

    Principal sa dulo ng 6 months.

     

    Ang concern ko lang, ang request ng borower eh wag daw na daw sana ipa annotate sa title ang pagkaka utang. 6 months lang naman daw.

     

    Ang tanung ko :

     

    Normal ba ganitong kalakaran na hindi pinapa annotate sa Register of

    Deeds sa titulo ng lupa pag short term lang ang loan ?

     

    Kung sakaling pumayag kami na hindi ipa annotate, ano protection namin na

    Hindi sila mag declare na "LOST TITLE" at mag request ng reconstitution

    Or magkapag pa issue ng bagong title kapalit ng nawala ?

  7. if first time mo talaga, i suggest avoid walk in hotels.

    go for the drive in motels. espl if one or both of you look

    underage.

     

    1. get a cab (even if you have a car, park your car somewhere safe

    and get a cab)

     

    2. tell the driver where you want to go, ex. VC,

    rosal etc.

     

    3. then observe the driver, the staff how they guide the taxi

    to a vacant room/garage, etc, until maka pasok na kayo sa room, done your

    thing and leave.

     

    next time, kung kaya muna dalin car mo, after learning thru observing

    alam muna. otherwise, repeat step one.

Can I file any case against a department head na using his position to make the work environment hostile towards my person considering that logically we are of the same level yet, because of his seniority sya ay napagbibigyan ng top level management at kami ay lagi na lang umuunawa in consideration of my employers. this is a classic case of office politics kaya lang ito si dept head ay lalaki at babae naman ako. Case in point, if I needed some workers to finish a project ay hindi nya papayagan ang mga workers na yun, thus forestall ung projects ko. kaasar pa dun dingding lang pagitan namin. :grr: .

     

     

    get a (crafty) lawyer and sue him for sexual harrasment. :rolleyes:
