  1. Normally for a housing loan, they compute for the effective rate, which is the annual interest rate multiplied by the outstanding balance of the loan. If you pay for the principal on a monthly or quarterly basis, then the next interest payment would be computed only on the outstanding balance left, since you had already paid part of the principal. So technically, your interest payments would get smaller and smaller as your principal amount outstanding diminishes over the long term. You have to be careful about banks or lenders that charge straight line interest. In other words, the interest payment is computed based on the principal amount of the loan of 1 million all through the 20 years.

  4. I have attended the pag ibig seminar yesterday sir...

     

    base dun sa sinabi nila na ang liit lang ng pwede ko mai-loan for my current salary, tapos mas malaki ang napupunta sa interest and other stuff na babayaran mo.... although kung may pera ka is pwede mo na bayaran yung principal amount and then stop na yun plus libre ka na sa interest.

     

    parang hind ko na gusto ituloy ang loan ko...

     

    and dun naman sa home renovation/improvement/construction, hindi pala nila binibigay yung pera ng cash, bibigay nila ng staggered, and then yung interest is from day one na binigay sayo yung pera kahit hindi ka pa nagsisimula mag bayad, so kung matatagalan yung construction eh di ang laki nga ng interest, ganyan yata yung nangyayari sayo sir kaya ang laki ng interest mo...

     

    well, pag iisipan ko pa kung itutuloy ko sa pag ibig or try ko kung anu ang procedure sa bank.

    not too far sir, I live near southmall. i come home from at 2PM

     

    naku ang layo mo bro, pero share ko na rin lang ito: merong nagge-get together na mga tao sa UP Diliman (sa DMST) every wednesdays and saturdays. 9 to 11pm ng gabi ata. I can't remember clearly about the details pero alam ko mixed martial arts ang tema nung grupo. tipong punta ka dun with any background tapos turuan na lang hanggang sa maisali kana nila sa mga URCC-type of competitions. Nag-P.E. ako dati ng wrestling sa UP, pagkatapos nung course ayun, inimbitahan ako nung isang UP wrestling club member na mag-attend. sayang di man lang ako naka-attend kahit isang session.

     

    anyway, good luck! tip ko start out ka with judo, then haluan mo na.

    actually sir i'm eyeing for a lot and then papatayuan ko ng bahay, may prospect na ako ng lot in sta rosa laguna, 110sqm selling for 500K, and then papatayuan ng house, meron sila dun option sa loan na "purchase a lot and house construction" if i'm not mistaken, I will attend the seminar this monday kasi yun yung free time ko.

     

    may idea ka ba or maybe a table that shows how much you can loan with the salary your getting now?

    I'm planning to buy a lot from those I see on newspaper, how do I ask ther person that I would like to have the title verified from the registry of deeds first just to make sure that the title is clean without offending the person?

     

    and also, aside from verifying it from the registry of deeds, what else do I need to do just to make sure that its clean and I will get the real land title not a fake one, how would you differentiate a fake land title from an original one?

  10. ex-bitager... sir, hindi ba pwede un bayaran lets say kapag meron kang extra money? lets say nakaipon ka ng mga 100thou then you want to pay that amount para mas makabawas sa utang mo, possible yun di ba? if not, and they would stick to the 30 year term that sucks!!!

  11. sa picnic grove itself pwede rin, it was 2,500 for overnight for 2 person...

     

    when I was there I paid 1,500 for several hours... kasi that rate is for an overnight of one person, pinakiusapan ko na lang yung older lady sa counter, sabi ko ndi naman kami overnight...

There was a house construction going on near my place, but the foreman says that he will give the estimate if the house is about to be constructed, he does not want to give estimation of the cost for the house because if he won't be the one to build it its going to be a waste of time for him (what a reason).

    I just want to ask like for how much would it cost to build a house that is 10m X 4M, consisting of 3 floors, floor to ceiling height is 3m, the roof will be made of concrete as well as it will serve as a terrace.

     

    Ground floor will be a 2 bedroom, 2 toilet and 1 shower ( will be used for bed spacing)

    2nd floor will be the living room and dining room and 1 Toilet and Bath (for family use)

    3rd floor will be the bedrooms, 1 master's bedroom and then 2 bedroom (for family use)

    Roof Deck with a 1m concrete fence around, may have to install a beam of 2.3m high (other purpose in the future, possible lagyan ng duyan or anything)

     

    Location will be in las pinas, almanza 1 just before the entrance of pilar village.   14. I would like to have my aquarium... just a question to the experts, which is better for a beginner? salt water or fresh water? which is less in maintenance? which is more easier? I also noticed that salt water fishes are more cheaper than the fresh water fishes...

     

    please advise
