  1. Hi. I am a licensed broker and i'm engaged in the rental business also.

     

    although this is a gray area for me. here's my opinion. if you don't have a contract between you and the broker stipulating that the broker gets commission for 1st time successful referrals as tenants, and commissions for renewals of lease for the same tenant, then you are not obliged to pay the broker even if he/she was the one who gave you that tenant. after all, you already paid that broker due him/her when his/her first referral was successful. commissions are given per transaction and not tied up to renewals i think, unless specified in an earlier agreement between the lessor and the broker.

     

     

    Thanks wizard23 for your insights, I didn't sign an agreement just a verbal agreement with the broker, for the initial referral, we didn't have any agreement for the renewal.

May I have your opinion on this matter real estate brokers and landlords, I have a unit for lease and a broker introduced me to her prospective tenant a year ago, the tenant rented my unit and a 1month rent commission was paid to the broker. 10 months into the contract I asked the tenant if she plans to renew the lease or not, so I have ample time to look for a replacement so as to minimize vacancy. The tenant said to me that she intends to renew the lease provided that I don't increase and since she is accustomed to my policy that in case she has a delay in payment I don't charge penalty. So I made a contract and went to her office and signed. Here comes the broker asking the tenant if she will renew the lease or if not she will look for a new tenant, my question is am I obligated to give a commission to the broker for the renewal of the lease? what is the normal or standard procedure in this scenario? Thanks in advance for the comments.

  3. I've been patronizing HMR Phils. Pioneer branch for quite some time, however lately my experience is really irritating. Last May a male salesperson is very rude to me when I was buying a grass cutter, he snickers and grabbed a grass cutter unit I was buying and told me his customer will be purchasing that particular last unit, wherein his customer is supposed to be a big time company bus transport owner. That customer of his saw me carrying the unit first and I overhead them talking what is the item I was holding, they were in fact discussing about a chainsaw and his customer got intrigued with my item.

     

    Last Saturday before Father's Day, I bought an item which was supposed to be my gift for my Dad who is a hobbyist,and needs this item. I paid for it in full,and told the salesperson I will come back the next day to pick it up since my vehicle cannot fit the item I purchased. Next day the the item is missing after pressuring them, the item appeared, but the item was fit straight to the junk shop,I told them that is not the condition I paid for. The salesperson admitted that it really looks different and probably it was switched with another item. I talked to the manager Mr. De la Cruz, and he told me it a customer might have switched the item, since it was the last item, he offered me to wiat for other deliveries and I need to call them from time to time, this guy didn't even asked my contact info,I called evry day after that day and charges to my cellphone was a waste, either their line just keeps on ringing, or the manager higher than Mr. De la Cruz is out of her office, the best part is Mr De la Cruz actually promised me that Moday there would be a delivery, I wasn't able to talk to him on the phone but other salesperson told me there is no deliveries yet and they don't know when there will be one. I faxed a letter of complaint to them with my contact number yesterday afternoon and will wait for their response, my phone never received a call from them and they were open till 7pm. Hoping they call me today. :thumbsdownsmiley:

I have an all in one printer,my concern is when I really need it most to print legal documents i need on the spot, the ink is low and won't print.The problem is every time I turn on the printer it cleans its head, purges ink flow to clean, and when idle cleans by itself. Even if I only use it for scanning for 1 month the ink becomes low, all used in cleaning only. The ink expenses is really bothering me, and refills would be inconvenient, and I also have bad experience with refills clogginng when not in use. Is the continuous ink as the sellers of this method recommends it economically and convenience of just pouring the cheap ink advisable? What's your experience with this system,any pros and cons Thanks for your inputs.
