  1. First, I would like to thank the legal minds of MTC for extending an invaluable service to all it's fellow members. Thanks for taking time to answer our queries. :thumbsupsmiley:

     

    Second, my question:

    We are now paying for a townhouse unit with a total cash price of 1.7 million, through the owner's in-house financing plan, payable for 10 years.

    I have already paid the total of 500k (more or less).

     

    Now, we want to sell the property for the same amount (500k) that we have already paid, then the buyer will assume paying the balance.

     

    Is this as simple as it sounds, or do we have to pay anything to the owner/developer for the sale to take effect?

    What are the legal steps to take, if any?

    Can we increase our price? To compensate for the improvements that we have included in the house like- we have constructed a dirty kitchen?

    Thanks in advance for your answers.

  2. Sampung taon ako nagtrabaho sa Dubai, sa nag-iisang pinakamalaking telephone company.

     

    Visit visa- kung pupunta ka doon ng wala kang kakilala tapos naka-visit visa ka, you are inviting disaster.

    dalawang buwan lang ang allowed sayo, pag di ka nakakita ng trabaho mag-eexit ka at your own expense.

    Dahil wala ka pang work, ikaw magbabayad ng bedspace mo. At siempre pati food mo.

     

    Accomodation- ang bedspace sa Dubai ay depende sa kaya mong bayaran.

    350 dhs. -mga 6 to 12 kayo sa isang room at isang toilet, lumang villa.

    kwento nung isang ofw, dun daw sa kanila as early as 4a.m. may naliligo na at 10 minutes ka lang sa toilet

    just to accomodate all the people.

    500dhs. onwards medyo ok=ok na.

     

    Work- pag malalaking kumpanya like oil, real estate, hotels etc medyo magaganda benefits.

    but dont expect the same salary given to your European or british counterparts.

    pero pag maliliit na company, usually you are overworked but underpaid, long hours with no OT pay

    in Dubai dont expect the 'division of labor policy' you are expected to do anything they asked you.

     

    Co-workers- international ang workforce, iba -ibang lahi, malalaman mo kung gaano ang problema nila sa personal hygene pag sumajkay ka

    ng bus o elevator pag summer, ewan ko lang kung makahinga ka.

     

     

    Marami pang pwedeng pag-usapan sa Dubai, marami ring pok-pok dun. International din Russians, Chinese, Pinay, Morrocans at marami pang iba.

    Isang putok 300-500dhs. overnight-1k-1.5k bahala ka na sa pwesto. pinay usually ask for 800 to 1k overnight. Tambay ka lang sa Ratsky.

     

    Sa ngayon bagsak pa rin negosyo, ang daming iniiwanang bagong kotse sa mga parking dahil di na kayang bayaran at pauwi na ang mga expats.

    Try to consider other countries in the Middle east, not just Dubai.

  3. Maybe this could serve as a warning to anyone who buys this JobFinding newspaper/magazine.

    Today I bought one, once again and browse the pages looking for a job.

    Again I found the same ad published a few months back, same position, telephone number, and email address.

     

    I called the number, a lady answered and told me that the 3 positions mentioned no longer exist, as early as December.

     

    I called the publisher, a man answered, I stated my purpose and all he could mumble was..."ok".

     

    I think this publication is a scam, pinipilit lang nilang punuin yung paper ng mga entries kahit na non-existent yung mga trabaho.

    Isa pang napansin ko, maraming contact number ang pare-pareho, ewan ko lang kung number ito ng isang agency na naghahandle

    ng centralized pooling. Pero ng i-chek ko iba-iba naman ang mga establishments.

     

    Maybe we can call for the boycott of this paper.

    Anybody here who had the same experience.

  5. Ano po ang maaaring mangyari sa kapatid ko?

     

    kung tutoo yung text, ang mangyayari sa kapatid mo ay... may kaso siyang civil dito sa Pilipinas - yun lang!

     

    alalahanin mo na dito sa Pilipinas, walang nakukulong dahil sa utang - bawal sa atin yun.

     

    kung matatalo siya sa kaso, maaaring habulin ang ari-arian niya (kung me mahahanap ang korte), pero walang kulong.

     

    wag lang siyang babalik sa Qatar, dahil doon, sa pagkakaalam ko, me kulong pag di ka nakabayad ng utang

    May kapatid po akong nagtrabaho sa Qatar, for almost 5years.

    May loan po siya sa isang bangko at mga credit cards.

    Dumating po ang panahon na nag-away sila ng amo niya,

    Dahil hindi na niya kayang sikmurain ang trato sa kanya,

    tumakas siya at umuwi na sa Pinas.

     

    Tanong: May natanggap pong text yung isa sa mga inilagay nyang reference

    sa kanyang loan, na sinampahan daw siya ng civil case dito sa Pinas

    nuong bangko.

    Ano po ang maaaring mangyari sa kapatid ko?

     

    Maraming salamat po sa inyo, marami po kayong natutulungan.

  7. Hmmmm???? Don't think that's right. P (Program) mode refers to the use of many different "programs" to determine what's the right exposure for the scene. For example, the camera tries to figure out if you're shooting a landscape, a portrait, etc and changes how it determines exposure based on that.

     

    A (Auto) mode simply takes the meter reading(s) off the sensor and makes the best guess possible, weighting all in a constant fashion.

     

    AV (aperture priority) mode looks at a manually-selected aperture and makes the best guess for shutter speed. TV (shutter priority) bass its guess on the shutter speed you choose.

     

    M (manual) makes you select both aperture and shutter manually.

     

    In an SLR, you simply DON'T pop up the lash and voila! - no flash! In a p&s usually there's setting to run off the flash. RTFM! (which means - Read The F$%^&ng Manual!)

     

     

    i read the manual and actually tried shooting. galing mo mag copy verbatim on what the manual says. I actually understand what the manual says and apply such. wy not try posting some shots you took bro lets see. get out and shoot and stop reading your manual
