  2. Hello everyone!! just had a long break, & had setbacks on the side. Anyway, in case everyone hasnt heard of it yet

    DPWH has issued a circular making it mandatory that all building permits must have a supplement on construction safety.

    Which in effect would mean besides your specifications writer, you need to have a safety practitioner ( the licensed type ) to make you a safety program, as attachment to your application for bldg. permit.

    Manila: The World Bank (WB) not only indicted seven contractors for allegedly manipulating three biddings for road projects worth $33m it had offered to finance; it also linked politicians and government officials to the manipulation. In its four-page decision on the case of the seven contractors, the WB accused them of engaging in “fraudulent practices,” including “misrepresentation of facts to influence the procurement (bidding) process for one or more procurement packages.” < LIKE WHAT I HAVE NOTED IN MY PAST POSTINGS HERE...BIDS CAN BE EASILY MANIPULATED..THATS WHY THE QUANTITY SURVEYOR IS NOT SUPPOSE TO BE THE ESTIMATOR TOO. >

     

    “In addition, they include participation in a collusive scheme, also involving politicians and government officials, whereby awards were directed to particular contractors in exchange for bribes, kickbacks and payments to designated losing bidders,” the WB said.     The Filipino contractors are E.     The Chinese contractors are China Geo-Engineering Corp, China Road and Bridge Corp, China State Construction Engineering Corp, and China Wuyi Co Ltd. Unlike construction firms participating in biddings for its projects which it can identify and sanction, the WB did not name the politicians and government officials it linked to bid manipulation and who it said were taking bribes and kickbacks.

     

    The officials are presumably from the Department of Public Works and Highways (DPWH), the agency implementing WB-financed projects that conducted the three failed biddings for the $33m worth of roads between 2002 and 2006.

    Less than two hours after Padilla made the appeal, the hearing panel chaired by Leyte Representative Roger Mercado cleared the seven blacklisted contractors. < OH WHAT THE HELL HAPPENED..CLEARED ALREADY? >

     

    Mercado said his committee found no evidence that the contractors were engaged in fraudulent and collusive practices as the WB had accused them of doing.     The contractors claimed that the bank punished them without giving them a fair hearing.     selling the lot would be easy. when i hinted that i was thinking of selling it to the village office, they gave my contact number to both real estate brokers and private individuals alike who have called me regularly inquiring about the lot "for sale."

     

    however, given that i am semi-retired, i am looking for ways to earn extra. that's why i thought of building a house and sell it hoping to make more than i would just selling the land by itself. and that's why i initially wanted to know what was the mark-up on houses and lots (e.g. is it 20% of the construction cost + land)- to see if it is feasible for me to dip my hands in such an endeavor.

    A: madalas kasi depende kung saan yung lupa mo..pwede mong ibenta ng base sa benta kada squaremeter nung mga katabi mo...halimbawa kung malapit ka sa highway..pwede mong ibenta ng mga 20T / sqm tapos mula dun..mag presyo ka ng pagpagwa mo..halimbawa..12T / sqm para sa structure...di kung gano kalaki yung structure mo..say..40sqm tapos up & down eh di 80sqm na yon..multiply mo sa 12T tapos idagdag mo yung presyo ng lupa..yun ang suma..pag-ibebenta mo patungan mo na lang ng 10% kasi dun sa naunang figure may patong pa yon..pag may nag negotiate dun mo na subukan kung pwede pang babaan.

    i think i got a virus...it installs all those ""folder.exe"" in my flash disk and hard drive and then at my strt-up theres this ""setup.exe"" file and worst of all

    it does not allow me access to regedit, task manager and installing anything related to avg antivirus pati yung website sinasara ng virus..its like a programmed denial of service...

     

    i have read online that avg has posted that it is actually a virus...

    Can a Developer sell the subdivision’s open space?

     

    No because subdivision’s open space is beyond the commerce of man.

     

    Can an owner/developer of a subdivision project impose a height limitation on the house to be constructed therein?

     

    Yes, in order to preserve the style and uniformity of project but height limitation should not be contrary to the

    UNLIKE THE OTHERS WHO AGREE THAT THERE SHOULD BE A RETAKE, MY TAKE ON THE ISSUE IS THAT I BELIEVE THEY SHOULD

    HAVE JUST AGREED ON THE THE TERMS AS GIVEN BY THE REGULATION COMMISION...THE MORE NOISE THEY MAKE.. THE MORE ISSUES

    I just want to ask like for how much would it cost to build a house that is 10m X 4M, consisting of 3 floors, floor to ceiling height is 3m, the roof will be made of concrete as well as it will serve as a terrace.

     

    Ground floor will be a 2 bedroom, 2 toilet and 1 shower ( will be used for bed spacing)

    2nd floor will be the living room and dining room and 1 Toilet and Bath (for family use)

    3rd floor will be the bedrooms, 1 master's bedroom and then 2 bedroom (for family use)

    Roof Deck with a 1m concrete fence around, may have to install a beam of 2.3m high (other purpose in the future, possible lagyan ng duyan or anything)

     

    Location will be in las pinas, almanza 1 just before the entrance of pilar village. There was a house construction going on near my place, but the foreman says that he will give the estimate if the house is about to be constructed, he does not want to give estimation of the cost for the house because if he won't be the one to build it its going to be a waste of time for him (what a reason).

     

    I am planning to get a loan from Pag-Ibig for this house that I plan to build, I hope that I can get an answer and a rough estimation just to have an idea of how much I will ask for my loan. And please do include the expenses for getting a building permit, hiring an electrician and others.
