Hey guys! Thinking of buying a small studio - 1br in BGC... For investment sana, but I'm worried if the RE market here is "too" saturated" na - meaning, not enough squeeze to get a decent return sa investment mo...

 

What do you guys, think?

 

BGC area seems competitive. I think university areas are better, lagi namang may magulang na may kaya or gagawa ng paraan para mas maganda ang tirahan ng anak nila habang nagaaral pa

I wonder what steps the seller took in parallel to yours, yun kasi ang magiging part ko on this scenario.Heheh

Some takeaways:
1. The bank will assess property - so,which price prevailed, yung asking price ni Seller or the bank's assessed value?
2. Any idea what happened to the Seller's original loan or how it was handled?

First time to buy a house. Can someone explain the fees I have to pay and the best bank to get a loan? Sabi kasi nung developer may fees pa ko need bayaran sa bank and sa government agencies that would amount to a few hundred thousand pesos. I hope someone can enlighten me :)

Nakabili ako ng lupa 9 months ago and the value was 1.4M for 6000sqm with 34 mangoes. Next to my lot meron cyang katabi palayan na nasa 2000sqm and being sold now for 1.7M. Wow ang laki ng difference. Just imagine kung ibebenta ko lupa ko😁. But of course I wont. Iba rin kasi na meron ka nakikita na ebidencya sa lahat ng pinaghirapan and sakripisyo nagawa mo.

where is the location bro? real eatate is a long term investment. buyers may not be available when you need them.

yeah , pampanga has a lot of potential.   i dont speculate on empty lots since we only speculate on its appreciation. i make these real estate properties earn for me thru rents while waiting for the price appreciation

Hello po ask ko lang po, I'm planning to have my first property this year. Either a condo unit or house and lot. But I have few questions po since this is my first.

If magloloan sa pag-ibig, ano po ba ang requirements? i mean common naman po na hinahanapan ng payslip, ITR, etc.

But my business is online po kasi so wala po akong tax na binabayaran for this kaya wala akong BIR.

Ano pa pong requirements ang pwede ko ipresent para ma approved ako mag loan?

and saan po ito mas okay bank financing or loan thru pagibig?

 

pros and cons if condo ang kinuha ko.

pros and cons if house n lot ang kinuha ko.

 

I dont have plans of having a partner or having my own family. Too early to tell but masaya na ako na dogs lang ang kasama ko sa life, so ano po ang best option?

Not legal or financial advice but basically

1. Notaryo sale document - Mas madali kung templated na ng pinagkakatiwalaang abogado para bawas posibleng aberya

2. Bayad taxes - Klaruhin kung kailan yung bentahan para hindi ma penalty sa BIR. Better if pa pre compute niyo kay BIR  o tax professional para walang lugi whether seller buyer o gobyerno. Wag din mag shortcut, ikaw maalanganin sa huli

3. Lipat titulo - LRA / RD, pati LGU (tax dec)

Other tips

Pwede mag Special Power of Attorney para hindi na kailangan si Seller o Buyer ang haharap sa govt offices pero siguraduhin na lahat ng tao na haharap sa mga opisina na iyon, pati iyong mga opisina na pupuntahan, ay naka lista na. Lahat? Oo lahat

Pag usapan niyo ni seller kung magkano gusto niyo bentahan, isama na si tax professional para hindi makaligtaan ang tamang buwis

Iyan tinuro sa akin ng broker na nakatransaction ko noon. Pero kinuha ko pa rin siya para siya na maglakad. Good luck sa inyo

Depends on your emergency fund, cash flow, and risk tolerance... if you're ok with the first two and you're aggressive, I'd go with pay both monthly so you can already sell the rights or go assume balance if you're already comfortable with the profits of the H&L. Para kang nag unconventional high interest savings haha

Asking po if familiar kayo with Park Avenue Mansion in Pasay? I saw some ads kasi na they are selling their 27sqm 1bedroom units there for 960k to 1.2m range and I am interested kasi maganda yung location, malapit sa lahat and I think goods sya paupahan or airbnb. That condo has 6 elevators but quiet old na rin, pero mas maintained naman sya compare to central park condo pasay. If tama yung info na na-google ko, that condo was built nung year 2000 pa. Same as my birth year haha.

So hingi sana ako ng advice if its worth it paba for rental/airbnb business? Pros and cons of buying an old condo? I really really need your advice 😢

 

Ps : i already do some research and mukhang maraming renters talaga there. Yung mga posts ng for rent unit there, saglit lang taken agad.

Para sa gusto mag invest sa property value, may preselling condo sila malapit sa ginagawang ortigas south subway station. Inside capitol commons complex.

Meron din preselling condo sa gitna ng ortigas center, prime location near ADB
